How Long Does a Home Inspection Take?

One of the most common questions we hear from home buyers and sellers is, “How long does a home inspection take?”
The answer depends on the home. Every property is different, and the time needed to complete an inspection can vary based on the size, age, condition, layout, and systems of the home, along with any additional inspections that are scheduled.
As a general guideline, we typically estimate about one hour per 1,000 square feet for a standard home inspection.
That means a 1,500-square-foot home may take around 1½ to 2 hours, while a 3,000-square-foot home may take approximately 3 hours. These are estimates, not a guarantee of how long a specific inspection will take.
What Can Affect How Long a Home Inspection Takes?
1. Size of the Home
It’s simple: the more home there is to inspect, the more time it generally takes.
A larger home has more rooms, more components, and potentially more systems to evaluate. For example:
1,500-square-foot home: Approximately 1½–2 hours
2,000-square-foot home: Approximately 2 hours
3,000-square-foot home: Approximately 3 hours
The actual inspection time can vary depending on the property.
2. Condition and Age of the Home
The age and condition of a home can also affect the inspection time.
An older home may have older components, previous repairs, updates from different time periods, or systems that require additional attention. A home that has not been well maintained may also take longer to evaluate and document.
Our goal isn't simply to move from room to room as quickly as possible. We take the time needed to properly evaluate the accessible components of the home and document the conditions we observe.
3. Additional Inspections
Many buyers choose to add specialized inspections or services to their home inspection. These services require additional time.
Depending on the property and services requested, additional inspections may include:
Sewer scope
Septic inspection
Well inspection
Radon testing
Mold or air quality testing
Pool inspection
Water testing
Termite inspection
For example, a sewer scope may add approximately 30 minutes, while a septic inspection may add another 1–2 hours, depending on the property and septic system.
If you are scheduling multiple services, your total appointment time will be longer than a standard home inspection.
4. Complexity of the Property
Not all homes are equally complex.
A property with multiple levels, detached structures, additions, finished basements, crawlspaces, or numerous mechanical systems may require additional inspection time.
The same is true when a home has multiple:
Furnaces
Air-conditioning systems
Electrical panels
Water heaters
Plumbing systems
Other major components
The more systems and features there are to evaluate, the more time may be needed to complete the inspection thoroughly.
Why Does the Inspection Take That Long?
A home inspection is more than simply walking through a house and taking pictures.
A thorough inspection involves evaluating accessible components and systems, documenting conditions, taking photographs, and communicating observations to the client.
We also encourage our clients to ask questions. If you are at the inspection, this is an opportunity to learn about the home and better understand what you may be purchasing.
A home inspection shouldn't be a race to see how quickly someone can finish.
Taking the appropriate amount of time allows the inspector to carefully evaluate the home and provide a detailed report that helps the buyer understand the property's condition.
Does a Longer Inspection Mean a Better Inspection?
Not necessarily.
The amount of time required depends on the individual property. A smaller, well-maintained home may not require as much time as a larger or more complex property.
The important thing is that the inspection is performed thoroughly and that the inspector takes the time necessary for the specific home—not that the inspection lasts a certain number of hours.
At En-Vision Property Inspections, we don't want our inspectors rushing through an appointment simply to finish quickly. We want our clients to have the opportunity to understand the home, ask questions, and receive clear information about the conditions we observe.
How Long Should I Plan to Be at the Inspection?
If you are a home buyer, we recommend allowing yourself enough time to participate without feeling rushed.
Your inspector can explain what is being observed, answer your questions, and help you understand the home's systems and maintenance considerations.
If additional services are scheduled, plan for additional time accordingly.
Your real estate agent and inspector can also help you determine how much time to allow based on the specific property and services being performed.
